I don’t have the listing just yet. They are deciding if they want to sell off market and not make any repairs. They already had an offer from an investor. I told them we can get more and still more with another investor off market. They had a recent slab leak that was repaired but the kitchen and downstairs powder room were torn up to fix it. Kitchen pantry needs to be rebuilt (see photos) and powder room needs drywall and toilet/sink/vanity installed. The rest is just cosmetic in terms of fairly original. Carpet needs replacing, popcorn ceilings, could use a fresh coat of paint. I don’t believe the furnace works but I think the AC compressor does. They have an older whole house fan. Very few and no real recent comps.
